The terms on which we quote for, and carry out, a communal-area fire risk assessment.

These terms apply when you ask us to quote for or carry out a fire risk assessment. Please read them before booking.

The service

We carry out Type 1 fire risk assessments of the communal areas of residential and mixed-use buildings, to the PAS 79 methodology. A Type 1 assessment is non-destructive and covers the shared parts — it does not include the interiors of individual flats unless separately agreed in writing.

Quotes and prices

Prices shown on this site are for a standard assessment and are confirmed in writing for your specific property before any work begins. A quote is valid for 30 days. Where a building differs materially from what was described to us, we will tell you before starting and agree any change with you.

Booking and access

You are responsible for arranging access to the communal areas, including riser cupboards, plant rooms and roof access where relevant. If we cannot gain access on the agreed date we may charge a revisit fee.

Your responsibilities

  • Give us accurate information about the building.
  • Tell us about known hazards or ongoing works.
  • Act on the recommendations in the report — the duty remains yours.

The report

You receive a written report with the significant findings, a prioritised action plan, an overall risk rating and a suggested review date. The report reflects the condition of the building on the day of the visit. It is not a warranty, a certificate of compliance, or a guarantee that no fire will occur.

Payment

Payment terms are confirmed in your written quote. Unless agreed otherwise, payment is due on delivery of the report.

Cancellation

You may cancel without charge up to 24 hours before the appointment. See our Refund Policy.

Liability

We carry professional indemnity insurance. Nothing in these terms limits liability for death or personal injury caused by negligence, or for anything else that cannot lawfully be limited. Otherwise our liability is limited to the fee paid for the assessment.

Governing law

These terms are governed by the law of England and Wales.
